Q:  Can I really sell my house with a Realtor® and avoid the ‘perceived’ hassle of viewings, open houses and lawn signs?

A:  Yes, but, don’t get fooled by intentionally vague or misleading terminology or word spin.

  • If you want to sell your house with a Realtor® and not have viewings, open houses and lawn signs, you can, BUT, you’ll likely be disadvantaging yourself and reducing the likelihood of selling your home quickly, and at a fair price.  Here’s why:
    • You’ll have to sign an EXCLUSIVE LISTING AGREEMENT.  This type of agreement states that ONLY THE REALTOR® WHO LISTS YOUR PROPERTY CAN SELL YOUR PROPERTY.  This arrangement prevents all other Realtors® in the market, who possibly have buyers looking for properties like yours, to steer clear of your property.  They WON’T get paid for their time and effort.  Furthermore, the listing Realtor® collects 100% of the commission from you.
    • Your Realtor® will not be permitted to post your property on the MLS® system.  Only properties that can be viewed and shown by ALL Realtors® are allow to be placed on MLS®.  You would be sacrificing an exceptional amount of exposure to your property as the vast majority of buyers search www.realtor.ca to search for a home.  Some people don’t realized it but www.realtor.ca is the Multiple Listing Service®.  It’s just the client facing side, not the back end where Realtors® “load” listings to the MLS® service.
    • There are very specific instances when an “Exclusive Listing Agreement” can benefit sellers, however; these are very rare and have at times led to litigation that favoured other Realtors®.  Their exists the real possibility that the Agent with the Exclusive Listing could poach clients who are already working with other Realtors® (whether intentional or not).

THE BEST WAY TO SELL YOUR HOME QUICKLY, AND AT A FAIR PRICE IS TO ENSURE IT IS SEEN BY AS MANY PEOPLE AS POSSIBLE.  DON’T GET DUPED BY GIMMICKS OR WORD-SMITHS!
